According to the Macao SAR Official Gazette, a large-scale extension project planned for Wynn Palace that will see the addition of a new luxury hotel has been approved, subject to a contract premium payment of MOP$652 million (US$81 million) to the government.
As announced during Wynn Resorts’ 1Q26 earnings call earlier this year, Wynn Macau Ltd will construct a brand-new, all-suite hotel featuring 432 rooms alongside its flagship integrated resort in Cotai, Wynn Palace.
Government data shows that the land was originally intended for a theater and an event center. However, Palo Real Development Company Limited, a subsidiary of Wynn Resorts (Macau) S.A., submitted a new preliminary proposal on 17 January 2025, planning to expand the Wynn Palace complex and construct a new hotel tower. The government ultimately approved the redevelopment proposal for the land.
This expansion plan encompasses various large-scale tourism and entertainment facilities, with total gross floor areas planned for a 534,105-square-meter five-star hotel tower, a 23,738-square-meter events and activity center, an 8,787-square-meter international spectacle theater, a 69,467-square-meter parking area and 93,904 square meters of outdoor space.
The government pointed out that, under the condition of keeping the existing 43,519.39-square-meter gaming area unchanged, the addition of the theater and event center will help promote the diversification of Macau’s tourism offerings, aligning with overall urban planning and development strategies.
Wynn will pay the SAR Government a lump-sum contract premium of MOP$652 million and provide an additional deposit of approximately MOP$9.48 million (US$1.17 million). The land lease validity period will run until 1 May 2037 and can be renewed according to law.
Linda Chen, President, Vice Chairman and Executive Director of Wynn, has signed the declaration accepting the relevant terms and completed the payment of the additional contract premium.
Data also shows that, regarding construction timeline, the contract stipulates a total construction period of 60 months for the change of land use, calculated from the date the revised concession dispatch is published in the Official Gazette of the Macao SAR. Wynn must submit a complete engineering plan within 180 days, apply for an engineering license within 60 days following approval and officially start construction within 30 days of receiving the license. The overall expansion project is progressing in an orderly manner.
During its first-quarter earnings report, Wynn announced the expansion project, named The Enclave, adding that it expected construction to begin within the year. The company noted that the new hotel will be located next to the main entrance on the east side of Wynn Palace, with an estimated cost between US$900 million and US$950 million. Upon completion, it will increase the total number of guest rooms by approximately 25% and boost suite supply by 50%.
